Here are some tips on how to change the perspective on your home to attract those potential buyers into your home:
Remove personal Items: Personal items in your home such as family photos, portraits, and souvenirs make it difficult for new prospective buyers to envision themselves in your home. It's best to put your personal items away while having your home on the market
Fresh eyes: Sometimes fresh eyes from a friend, a relative, or a Real Estate agent can give you new insight on things that you could change or keep around your home before listing. You are in your home day and night which makes you used to your home; fresh eyes can help you see problems that you normally would not see.
Removing clutter: Clutter makes a home look smaller than it actually is, by removing the clutter you are opening your house up. Buyers typically imagine themselves living there when viewing your home, de-cluttering your home makes it easier for buyers to envision themselves in your home and maybe attract a potential offer.
Clean, Clean, Clean: It is a good idea to clean all surfaces in your home prior to listing, especially in the kitchen and the bathrooms. When buyers are walking around your home they can see how well it has been taken care of and will consider that when putting an offer on your home. Keep your home especially clean when you know you have an appointment for a viewing.
Fix what you can: When prospective buyers are viewing your home, they can see if the home has been taken care of or not. A new coat of paint can freshen up the home and bring in more viewings than a home with touch-up spot painting. How much work a home needs prior to selling will reflect in the offers you will receive, so it is worthwhile in fixing what you can to optimize the value of your home.
